The landlord wants to lease their property to someone who will treat it as their own, and who will honour the financial obligations of their contract. The tenant wants to lease a space from someone, for a reasonable rent, who will live up to their obligations when it comes to delivering the property that was represented and who will comply with the maintenance obligations and provide quiet enjoyment of the leased premises. When everyone is living up to their obligation, which is normally the case, both party’s interests are in line and disputes are unlikely.
However, when one party is perceived not to be living up to their end of the bargain matters can get quickly out of hand.
